When Nikon announced that it would be upgrading its D3000 line of digital single lens reflex cameras (dSLRs), many photographers waited with baited breath to see if the upgraded D3100 was better than the D3000. The easy answer is yes, it is better in many ways. For example, while the D3000 offered high resolution, the D3100 offered not only a 3X 18 55mm zoom lens as standard, the lens was part of the Nikkor line. Nikkor lenses have been among the best rated lenses for the past 30 years in chroma, spherical aberration and internal reflection (chroma is color rendition, spherical aberration is whether you see distortion at wide angles and short range and internal reflection is just the way the internal mirror handles light bouncing around the back end of the lens). Since the days of the old film models D1 and D2 and Nikormat cameras, Nikkor lenses have been the lenses of choice among Nikon photographers and that continues with the D3100. The D3100 features not only a 14MP high resolution CMOS DX sensor, but the electronics built into the camera incorporate Nikon's VR image stabilization feature so that when you use the 3X feature and zoom, you can handhold images that are rock steady. The D3100 is also high definition ready as it shoots at the native high resolution mode of 1080 p so that you can shoot not only moving imagery but also still imagery or, if you are creative, you can use the best of both worlds to use a longish lens, for example, sit in a tough corner of a motor race and using a little slower setting have a blurred image of a car entering the corner, hitting an exact image when you need it and blurring it on the way out. It's a nice effect that does require a 300mm or longer zoom lens and a good tripod (plus good photographic reflexes, but you develop those when you've used a system long enough). Since the D3100 is also made for moving digital imagery, you can just start the sequence of cars coming into the corner and slowly pan across the spot you want to highlight and then finish the pan as they exit. It is a nice feature that shows just how far auto focus has come. The D3100 uses 11 point auto focusing for sharp imagery and when it is combined with the EXPEED 2 camera engine, you have a wide range of control over the imagery you are shooting. For example, the EXPEED 2 lets you manage not only the overall image, but also the color, contrast, exposure, noise and speed adjustments so you can have just the image you want. This is the D3100s "Live View" mode. Or, you can use one of six built in scene exposure modes. The built in modes include: Portrait; Landscape; Child; Sports; Close up; Night; Portrait. Interestingly, the D3100 offers you not only the ability to use the camera as a standard SLR where you frame the image through the pentaprism with just the area you want, but you can also do the same thing with the three inch rear viewer much like a more standard point and shoot camera. We were also favorably impressed with the D 3100's "Active D Lighting" which helps to enhance shadows and highlights. When this is combined with the Nikon's Picture Control feature that offers the following modes: Standard; Neutral; Vivid; Monochrome; Portrait and Landscape, then you have a camera that is fully rounded. For those times when you need a little fill flash or a small strobe and don't want to invest in a full sized, hot shoe based strobe, the D 3100 has a small strobe that does a good job in high lighting conditions where fill flash is needed and in situations where the background lighting is tough and you need just a little more light. The ISO ratings have also been expanded so you can shoot in some incredibly low light conditions without any strobe at all. However, it's still nice to have the little strobe available. All around, the D 3100 is a worthy successor to the D 3000 and those who may have been worried about the whether the improvements are real or just superficial can relax because the D 3100 is an improved model..

If I use the 50% rule, as Bigger Pockets and others who are experienced in rentals over the long term use. Then total rent $1,550 minus management fee's of $108.50 equals $1,441.5 divided by 2 for the 50% rule equals $720.75 minus my mortgage/insurance/tax payment of $585 equals a positive cash flow of $135.75/month Is this correct? If so, how do rentals make people money? Do people just hope for appreciation, and think about how they are paying down the mortgage over time? How do people claim to live just off of rental income, by owning 30+ properties? I would think if you had the money to buy 30 properties, with the 50% rule you would have made more of investing in an IRA, stocks or something to that effect? This was my first buy and hold rental property and if these numbers are correct I am not sure I made a good decision buying it. Maybe I should have used the down payment to try a real estate flip or invest it in an IRA/stock market (smart stocks though like Nike, Apple ect.). I guess I am lucky that I really searched hard for a property that would return this kind of gross rent compared to the purchase price/mortgage payment just to basically break even. I see a lot of first time rental property investors buy a rental property that rents for $1,000/month and have a mortgage payment of $800/month. So I assume they will lose money over the long term and may decide to sell early when they run out of money to throw at it? Any thoughts from experienced rental property investors? Yes, you are correct. But I did not find Bigger pockets until after the purchase. Guess I made my mistake on not doing enough research on real life rental property expenses. But I searched many different states and cities to find a rental that had this kind of spread between gross rent and mortgage payment that includes taxes and insurance. The duplex is a 2007 so I thought it would be better to buy a newer property, thinking it would have less expenses than say a 30+ year old property. Now that I have found Bigger Pockets and read through a lot of posts. I see many people buying rentals for $30,000 and renting them for $600 $800/month. But why would a single family home that rents for $1,500 a month have $750/month in expenses and the same style home in another state that rents for $800 have $400/month in expenses? I do see some people post deals where the number look a little better than mine but not a lot better. Maybe most people on Bigger Pockets are paying cash for lower price properties and that is the best way to go since they won't have mortgage to pay. In the 2.5 months I have owned the duplex I have already been hit with 1 turn over (luckily got a new tenant within 1 month). Unlucky part is some minor vandalism was done to the unit while it was vacant. The old tenant had been there 6.5 years and so there was cost in getting the unit back to rental condition, one of the units also had the thermostat go out. So I am sure experiencing the 50% rule right from the start. Or maybe I have just had a rough start and things will get better. Seth B. your numbers aren entirely correct, as far as I can tell. First, the 50% rule is a guideline, a down and dirty way to analyze a deal. It not hard and fast and sometimes it work and sometimes it won just because it does doesn make it a good deal and just because it doesn does not make it a bad deal. Second, the 50% rule includes everything expense wise except debt, which means property management is included. So 50% of $1,550 is $775. Subtract your debt from that and you get a positive cash flow of $190/mo. I don believe the 50% accounts for CapEx though so you have to figure out how much to allocate to that; someone correct me if I wrong. Additionally, if you brining in $2,280/yr in passive income, and you only used $21,250 of your own money, then your return is 10.7%, which isn bad. Doesn sound like a bad deal and you could definitely have done worse. But we learn and move in. One final though, I someone had 30 properties creating passive income like this one, you be earning $68,000/yr. That enough to live on. One final though, I someone had 30 properties creating passive income like this one, you'd be earning $68,000/yr. That's enough to live on. Ok, maybe I wasn't calculating it correctly? I had to put down 25% or $22,500 as a down payment so to buy 80 of them would have cost me $1,800,000.00 and I just don't have that kind of money :) I guess when I bought it I was thinking I could just put $250.00 aside each month from the rent to cover expenses and that would leave me with around $600/month positive cash flow which seemed like a good deal. Buy 4 of them over a 5 10 year period and have $2,200/month cash flow. Maybe once I own 4 and pay them off I will get loser to those numbers. Looks like it is time for me to start working some overtime or finding another way to generate more cash. There is a Real Estate Club that focuses on flipping houses in my city so maybe I will look into that to fund buying/paying off rental properties. Yes, $150/month is $1,800 a year. But I was talking more about how an investor would view the value of a rental when thinking about buying it. I would think a rental that grossed $16,800/year (my old gross rent) would be worth less to an investor than a rental that grossed $18,600/year (my new gross rents). Seems like when a potential investor looking for a rental property decides how much they would pay for a property the gross rent would be a major factor. So I assume as the gross rent increases so does the value. I would think if the gross rent increased $150.00/month it would increase the purchase price value more that $1,800.00 in an investors eyes. Looks a lot better now! I feel like editing out my first response now to save face ;) $150 more rent is potentially $1800/year. Can the other side be increased as well? May want to think about that when that lease is up. That would make this an impressive find. One tenant lived there for 6.5 years and the other one for 4 years. So I assume the rents are lower than current market rents. The property manager managed the same property for the prior owner and said the rents have never been raised on the tenants that were in place when I purchased it. Dude, I have to request that you readjust your mindset. You bought a fully occupied duplex THAT CASHFLOWS(!), and you have the opportunity to increase rents already, AND you did it all without the biggest RE investor resource in the world (biggerpockets). You should be turning cartwheels right now! As lots of the pros around here say, real estate isn't a get rich quick scheme. You're creating passive income. Even if your cash flow remains at 132/month (which I think it's been shown that that's a miscalculation), that is essentially free money. I have 25k in the stock market, and it's not returning dividends of 150 bucks a month. Nor is my asset potentially appreciation (not that you'd want to count on that, but Portland is a strong market). Now that you know about bp and the 50% rule, and you're getting the real world experience of owning your first investment property, the next deal you do will be even better. In a few years, you might decide to cash out of this duplex and reallocate that capital elsewhere. In the meantime, I call it a solid double up the middle. Congrats! They had very few choices for color, black or white with the occasional brown one thrown in. Now, with the alteration in dress codes at many workplaces, the work shoe can be an accessory rather than a necessity. There are multitudes of styles out there in working shoes for women and many are nice enough to wear outside of work. These can all be found on the Internet with a brief search and then can be compared against one another to insure they meet any workplace requirements. There are safety concerns when it comes to footwear and the office manager or safety officers for the company can advise the worker on what is needed. It really depends on the industry that the worker is in as to which styles will be available for their use. Those that work in a construction or manufacturing setting may need to have the benefit of steel toes in their shoes. While it is rare to find actual steel any more, there are inserts of nylon at the front to help protect the feet. These inserts can protect the toes from either being stepped on by others or any dropping of materials of boxes. The last thing anyone wants is for something to fall on the front of their foot at any time, particularly the company, and these work shoes for woman can make it so there is no damage to the feet inside. These are as much for the worker's benefit as they are for the company's insurance policy. The best place to find these womens work shoes in all their styles and colors is online. There, a few websites may be browsed in order to find the right one and then get some comparison shopping done. This allows the worker to get what they want at a price they can afford. Men Nike Free Run 3 Black Reflective Silver Platinum Volt,Eliminate Painful Foot Arches For Good!Pain in the arch of the foot is can be a long lasting an very frustrating ailment that can significantly impact the quality of life on a daily basis. There is a high prevalence of this condition worldwide and everybody knows that when your feet aren't right, you just don't feel right at all! Having experience as both a Podiatrist and personal trainer in Edinburgh I have a wealth of experience about the foot and plantar fasciitis and I am going to share that information with you here. I have created this hub to provide information about the most common causes of pain in arch of foot, including an introduction to the anatomy and function of the foot, as well as the different treatment options available. The most common cause of arch pain is a condition known as plantar fasciitis and for that reason I will focus the hub around that topic, whilst also including other pieces of useful information to aid your understanding. The picture included in this module shows the anatomy of the foot from the inside persepctive. The bones and tendons are indicated and as you can see, there is a thick tendon that runs along the unserside of the foot known as the plantar fascia. This provides support and shape to the foot and is vital to the optimal function of the foot. However, is it also the origin of one of the most painful arch conditions plantar fasciitis. The term plantar fasciitis describes the process of inflammation that happens at the origin of the plantar fascia (where is attaches to the underside of the heel bone). This process results in pain being felt at this particular area but the pain can also radiate further down the arch of the foot and even in and around the heel area. It is believed that through various mechanical influences (discussed below), the plantar fascia becomes over strecthed when walking or standing on our feet for long periods and this causes irritation at the origin. This then causes trauma to the area and causes very small tears in the fascia, triggering the inflammatory response which ultimately leads to a chronic, dull pain. The factors I mentioned that can lead to plantar fasciitis include: 1) Over Pronation. This means excessive 'rolling in' of the foot. As the foot rolls in too much the fascia over strecthes and over time this leads to damage and possibly plantar fasciitis. 2) Standing For Long Period. Very common in some occupations such as the police force or chef where standing all day can put a lot of strain on the foot and plantar fascia. 3) Being Over Weight. The entire weight of the body must be borne through the feet and the more you weight the more the feet have to carry and eventually they can't cope with the increased strain and the plantar fascia can become over worked. 4) Incorrect Footwear. Ties in closely with the 3 above factors. We need our shoes to provide a degree of support for our arches and shoes such as pumps/plimsoles are a prime example of shoes that don't do this, ultimately leading to plantar fascia strain. These factors can all directly increase the stress on the foot and the strain on the plantar fascia. Any factor that strains the plantar fascia repeatedly has the potential to trigger plantar fasciitis. Once plantar fasciitis has become established it is very difficult to treat as it becomes very difficuly to rest the area due to our need to be mobile and walk/run. The Treatment OptionsAlthough there is conflicting information about the most effective course of treatment for plantar fasciitis, below you will find the widely accepted guidelines for the treatment of this condition. Please use the following as guidelines only and consult your medical professional before implementing these techniques. 1) Massage. Using massage will help to break up any fibrous adhesions and stimulate healing in the area. This can be done using a tennis/golf ball or a tin of beans. Simply roll the ball or tin around the arch of the foot, particularly focussing on where is it painful, for around 10 minutes per day. 2) Rest. Not easy when it comes to the feet! However, where possible, sit with your feet elevated to give the plantar fascia and related structures time to recover. 3) Hot/Cold therapy. Ice is a great method for reducing inflammation and in the area, particularly after periods of standing or activity. Heat acts to stimulate circulation in the area, encouraging healing. Using an ice pack after activity and a heat pack before bed should work well. 4) Taping techniques. You can purchase various foot tapes and straps at many medical stores which can be applied to support the foot and minimize strain on the plantar fascia. 5) The use of insoles/orthotics. These help to support the arches of the feet and correct foot structure to prevent excessive rolling in of the foot and/or strain on the plantar fascia. Often vital if poor foot function or structure is causing plantar fasciitis in the first place. You should consult your medical practitioner about the prescription of insoles or orthotics. Obviously, wearing the correct footwear and maintaining a healthy weight is also vital in the treatment of plantar fasciitis and the prevention of recurrence also. Try incorporating some of these techniques in to your daily routine and note for any improvement. Consult your medical practitioner if symptoms persist! I hope you have found this hub useful and informative and can implement some of the advice given to finally overcome plantar fasciitis and arch pain! Here Your Best Choice To Buy Men Nike Free Run 3 Black Reflective Silver Platinum Volt,Men Nike Free Run 2 Blue White Grey Brazil coach Luiz Felipe Scolari is under criminal investigation in Portugal for suspected tax fraud and money laundering, according to US court documents obtained by The Associated Press. A US district judge last week granted Portugal request for a series of Miami bank accounts to be examined, Florida court documents show. An assistant US attorney was placed in charge of collecting the evidence. Tax fraud and money laundering together carry a maximum penalty of 17 years in prison in Portugal, and the investigation is an unwelcome distraction for the Brazil coach as his country prepares to host the World Cup. The 65 year old Scolari denied any wrongdoing after the court documents were first reported by OffshoreAlert, a Florida based site specialising in fraud investigations. "I have correctly filed all my tax returns. In all the countries where I worked, I always declared my income," Scolari said in a statement. "If anything is wrong, it not my fault. I hope justice gets to the bottom of the facts." Officials at the Portuguese Football Federation, which employed Scolari as national team coach, did not immediately reply to a request for comment. Fifa also had no comment on the investigation. Fifa code of ethics can be applied to conduct "that damages the integrity and reputation of football and in particular to illegal, immoral and unethical behaviour". Sanctions for breaching the code range from a warning to a ban from any football related activity. Portuguese investigators want to know who were the "real beneficiaries" of numerous payments made into the Miami accounts over the six year period. The money went to accounts held by Netherlands based Flamboyant Sports CV, London based Chaterella Investors Limited and Taliston Financial Corp, a British Virgin Islands company, according to prosecutors. Those companies owned, at various times, non exclusive rights to the use of Scolari name, image and voice, they say. Transfers were also made to Miami accounts in the name of Scolari himself and of his son Leonardo. Portuguese investigators sent their initial request for assistance to the US Justice Department in Washington in late 2012. It was not clear why the request was submitted to a judge only last week. The judge endorsed the request last Thursday. The Portuguese attorney general office acknowledged in an email that the Department for Criminal Investigation and Prosecution has opened an inquiry into Scolari and said investigators have also asked Britain, the Netherlands and Brazil for help. No further details were available. In Portugal, ongoing investigations are subject to a judicial secrecy law which forbids the release of details of the case. Scolari, who is Brazilian, led his country national team to the World Cup title in 2002. He will again coach the Brazilian team at this year World Cup. He has also coached in Japan and the Middle East. He was coach of Premier League club Chelsea between 2008 09. Scolari was Portugal most successful national team coach. He guided the Portuguese to the final of the 2004 European Championship and to the semi finals of the 2006 World Cup. Along the way, he gave Cristiano Ronaldo his national team debut and made him captain. To help pay the salary of a World Cup winning coach and to prevent him from being poached by other clubs and countries which offered him contracts, including England the Portuguese federation signed multimillion dollar sponsorship deals, including with Nike and two Portuguese banks. Scolari, whose salary in Portugal was never made public, appeared in advertising campaigns. Portugal government has set up special investigative teams and increased penalties in an effort to crack down on tax evasion. Its expanded children's attractions include three sections of the park devoted to entertaining young visitors. One problem at Cedar Point is the crowds, especially on summer weekends. Another is the sheer size of the place. Most of the rides here are for parents and children to share; unless accompanied by an adult, children must meet various minimum height requirements. The Woodstock Express, a winding, 38 foot tall, steel roller coaster, accelerates to more than 25 mph; a child must be at least 3 (and a bit brave) to ride. The Jr. Gemini children's coaster is a kiddie sized version of the park's popular twin track racing roller coaster. Another must for young children is Kiddy Kingdom, designed for visitors under 54 inches tall. You can also cool off at Soak City, an adjacent water park that requires separate admission. The small, slow Toddler River has a tube ride tailor made for younger kids.
